On Veterans Day: Honoring Those Who Served — And Making Sure They Use the VA Loan Benefit They've Earned
Veterans Day · November 11, 2025

On November 11th, we pause from the noise of daily life to honor the men and women who paused their own lives — permanently, in too many cases — to defend something bigger than themselves.

I come from a family full of veterans. That service is not abstract to me. It is personal. It is the reason I take every VA loan I originate with a level of care that goes beyond the transaction. This Veterans Day, I do not just want to say thank you. I want to make sure every veteran in Frisco, McKinney, Plano, Allen, Prosper, and across Collin and Denton County knows exactly what their VA loan benefit offers.

And as we approach Thanksgiving at the end of November — I am reminded again of everything I have to be grateful for, including the freedom to run a business, build a life, and serve this community in Frisco TX. That freedom was not free.

The VA Home Loan Is the Single Most Powerful Mortgage Benefit in America

For eligible veterans buying a home in Texas, the VA home loan is almost always the best mortgage product available in the market. Zero down payment. No private mortgage insurance ever. Competitive VA home loan rates in Texas. A funding fee waived entirely for veterans with a service-connected disability. More flexible credit requirements than conventional loans. A benefit you can use more than once.

About those rates: the national average VA loan rates published on Bankrate and Freddie Mac's weekly survey reflect what large retail lenders charge with all of their corporate overhead built in. As an independent mortgage broker in Frisco TX, I do not have that overhead. The VA loans I originate for North Texas veterans consistently close at rates below those national averages — sometimes significantly below. If you are a veteran who has been quoted a VA rate from a big lender, call me before you commit. The difference may surprise you.

VA Loan Myth 1 — You Can Only Use It Once

False. Your VA home loan benefit can be used multiple times throughout your life. You can even have more than one VA loan active simultaneously in certain circumstances. The key concept is remaining entitlement — how much of your benefit is currently available. I can calculate this for you in about two minutes on a phone call.

VA Loan Myth 2 — VA Loans Take Forever to Close

This was true in a different era. Today, VA home loans in DFW close on the same 21-to-30-day timeline as conventional loans for well-prepared borrowers. The VA appraisal process has been streamlined significantly, and an experienced VA mortgage lender in Frisco TX knows how to move these files efficiently.

VA Loan Myth 3 — Sellers Won't Accept VA Offers

An outdated bias based on old rules. For any well-maintained home in Frisco, McKinney, or Plano TX in reasonable condition, VA appraisal requirements are simply not the obstacle some agents claim. A strong pre-approval letter from a knowledgeable VA mortgage lender in Frisco TX goes a long way with sellers.

VA Loan Myth 4 — You Need Perfect Credit

The VA does not set a minimum credit score. Lenders do — and the minimum at most VA-approved lenders is 580 to 620. That is meaningfully more flexible than conventional loan requirements at the same loan-to-value ratio.

To every veteran in Frisco, McKinney, Plano, Allen, Prosper, Celina, or anywhere in North Texas: your benefit is waiting. You earned it. Call (214) 336-5840 — it would be my genuine honor.
